That’s cool. I was just wondering to myself if you could do slightly above parallel box squats, or even not squat at all at a couple points in the training cycle to make gains for longer. Before long I had reinvented conjugate. I guess you did too!

Nah I’ll be using a down payment assistance program that covers all of that.

I need financing for the closing cost.

Otherwise I’m most likely going to have to wait til next year maybe when I saved it.

I’d prefer not to wait, because I could miss out on good property.

It’s kind of tough because prices and rates are high now, compared to the past. But you don’t want old information to keep you from making a good investment Now.

It sure feels like a nice house in a nice place is going to cost a lot more a year from now.

It is a perfect starter home, the damn thing is turnkey, in a safe neighborhood, and minutes away from a state university.

I am one step closer to being a landlord.

*IDK what stage you’re at in this, but save all your paperwork and I’ll recommend getting your own home inspector - not using the one the seller offers to pay for.

I’ll live in the finished basement and rent out the 3 bedrooms to college students or whoever.

This allows me to lower my living expenses and save more money towards hopefully more income generating assets.

I couldn’t think of a better strategy to get started in real estate investing. I don’t have enough cash for BRRRR (Buy, Rehab, Rent, Refinance, Repeat) and I’m not a fan of wholesaling.

The greatest advantage I have is time and I cannot waste it.

Don’t be so hard on yourself, life’s too short. Live in one of the nicer areas of the house if that’s possible; if privacy is only possible living in the basement, then I’d agree.

Not sure how supply vs demand is in the USA, but certainly in Australia, the best time to get into the property market is 10 years ago, if not today. Time in the market rather than timing the market. Great work fella, starting that portfolio early, me likey!

Okay so from what I’m hearing from Mr.Lender, the appraisal came in at the sales price and appraisal dudes are waiting for some document to be signed or whatever.

Appraisal document came in.

It got appraised at the selling price. Technically it got appraised higher than the selling price.

I’m conditionally approved with the lender, all that there’s left to do is for them send the appraisal to the down payment assistance program and they’ll sign off.

I believe I can close on this fucking thing Dec 3.
