That’s cool. I was just wondering to myself if you could do slightly above parallel box squats, or even not squat at all at a couple points in the training cycle to make gains for longer. Before long I had reinvented conjugate. I guess you did too!

I need financing for the closing cost.
Otherwise I’m most likely going to have to wait til next year maybe when I saved it.

This allows me to lower my living expenses and save more money towards hopefully more income generating assets.
I couldn’t think of a better strategy to get started in real estate investing. I don’t have enough cash for BRRRR (Buy, Rehab, Rent, Refinance, Repeat) and I’m not a fan of wholesaling.
The greatest advantage I have is time and I cannot waste it.

Not sure how supply vs demand is in the USA, but certainly in Australia, the best time to get into the property market is 10 years ago, if not today. Time in the market rather than timing the market. Great work fella, starting that portfolio early, me likey!

Okay so from what I’m hearing from Mr.Lender, the appraisal came in at the sales price and appraisal dudes are waiting for some document to be signed or whatever.
Appraisal document came in.
It got appraised at the selling price. Technically it got appraised higher than the selling price.
I’m conditionally approved with the lender, all that there’s left to do is for them send the appraisal to the down payment assistance program and they’ll sign off.
I believe I can close on this fucking thing Dec 3.
