I did not train this week obviously, but Iām looking to get back into it this upcoming week.
I am currently looking into seeing if itās possible for me to purchase a decent house in MD.
Long story short, Iāve been lurking on a real estate investing forum for some time reading posts. I finally decided to make my own post. One thing led to another and I ended up chatting with this 49 yr old real estate agent and investor dude on the phone for 2 hours just learning from him.
Donāt you just love when you ask for help and advice and someone is nice enough to explain things and carve out a step by step process. Itās a whole lot better than talking in āriddlesā.
After we chatted, he got me in contact with a loan officer buddy of his.
Now Iām going through the motions of actually buying a house, so perhaps in the next couple of weeks or months whatever, I can see what can and cannot be done. If thereās any way for me to purchase one using most of anyone elseās money (including down payment and closing costs or a combination with my own cash), then Iāll go for it.

Feels great to be barbell training again! Iām super happy I got up early because itās so easy to just not get up. Now I can get back into a groove! My legs were jelly after this! Theyāll definitely be getting stronger!

I try to look at these meetings as āIām getting paid to do nothingā and thatās helped my mindset around pointless corporate nonsense.
Well, I can buy a house. Hard part will be figuring out where to buy, so I just need to narrow down my options and do extensive research on locations according to my goals. Iām in no rush, but the sooner the better, so I can build equity.
Loan guy (who also used to be plumber/gas fitterā¦pretty cool right?), went over an excel tool that shows all the costs incurred into the monthly mortgage payment and buying a house. Basically I can play around with this and plug in whatever to see how much Iāll be paying if I put 3% down, use down payment assistance, buy a house worth whatever many dollars, etc.
A fun weekend activity for me is to go through all of those categories just incur cost on the excel sheet and google them to get a better understanding.
As far as money is concerned, I know what can and cannot be done.
Real estate agent/investor guy was also sent the excel worksheet and has been advising me.
I am so happy Iām learning so much!! I am glad I am taking action rather than dithering.

I didnāt buy a house yet, but Iām working on it. Me and real estate agent investor dude are going to tour 3 āinvestor-worthyā properties tomorrow within my budget and in safe locations. They are very close to a state university.
Iām just happy to be learning and acting on what I said I wanted to do.

Yesterday, we submitted an offer on a property I saw this Saturday
Apparently our offer is favorable so now itās a back and forth negotiation with my agent and the other agent.
I gave the okay to agent/investor dude to lower the amount I wanted on seller financing, so now heās going to tell the sellerās agent.
Hopefully this seller guy just agrees and Iāll sign every goddam paper like my life depends on it.
