Do you or the Mrs have a degree of any sort? Usually people think of this place for hard to get and low income home loans however we got an awesome deal through Homestart as itās Government funded for graduates, only 3% deposit and flat 1500 bucks for Mortgage Insurance, whereas all the other jobs wanted 15 grand for mortgage insurance if over an 80% lend. Repayments are calculated on income too, so with the both of us in decent jobs we pay a fortune which is the downside.
South Australias stamp duty is a bitch though, was more than the deposit.

Yep, it was a great find, I rang around for days when we decided to buy this place a few years ago before stumbling on it. They market to the low income side usually, but with 3% deppy and no hefty mortgage insurance it was awesome.

If I could go back in time I would have tried to get the smallest possible apartment when my space needs were at their tiniest to get in to the market and then sell/buy my way up over time. To buy something that compares in standard to my rental at the moment would require a hefty down payment that my stock portfolio will just not admit at this time.

100% this. I was dumb and didnāt buy when I had the opportunity and I donāt want my kids doing the same thing. I currently put more money into the kids house fund every month than I do into my own.
Iām not sure what the best course of action is at the moment. Iām really content with my rental, except that it eats up a lot of my income with regards to paying rent as I am a single-person household. Yet, I certainly filled every square meter of the place.
Even if I had more saved than I do, and could buy āsomethingā now unless I could buy something comparable in size Iād have to get rid of a lot of stuff that I want to have just to purchase it back again down the line. I just moved, I have no cruft.
The next level for me genuinely is a house, and those kinds of savings are just not going to be amassed at this time.
Iām hoping at some point we relax the down-payment requirement on loans, because again, Iām very decently salaried. But I also do not want to be the guy living in a house alone X)
