At the Planet Fitness I currently am forced to go to, the smith machines and pulleys are most commonly used by the younger men. At my old gym, it was the free weights, smith machine, and cable machines. However, that place also had a bunch of other machines that people regularly used as well. I don’t believe I can offer the variety of machines that that gym offered, but that isn’t really my plan, either. That gym was twice as large as I hope mine will be.
If you are planning on 2 racks, 2 platforms and 10 benches you are going to want more than 8 barbels.
Most of the benches are for the dumbbell area. I have 2 power racks, 2 multipress racks which are for pressing, and 2 deadlift platforms. Those require 6 barbells. Then 2 extra just in case.
I think 10 benches is going overboard, though. I definitely need 2 for the multipress racks, but 8 to be shared between the dumbbell area and general usage sounds like much. 5 is probably enough.
Still think 8 is not enough. Once you also add in different bars like deadlift bars, Oly lifting bars, maybe some lighter 15kg bars for ladies. People using a bar in a landmine attachment, people deadlifting out of the racks or platform etc.
Okay. What about 12?
I’ve only ever seen women use the standard 20kg bars despite lighter ones being available though, so unless I saw a specific need I wouldn’t get one.

Make sure the bathrooms have those hand dryers installed, and maybe just only one for a double sink.
I am not quite sure of the exact reasons for this, but every commercial gym I have been to seems to have this arrangement so that older gentleman can dry themselves off without having to waste a towel after catching a post workout shower.
Oh shit, there’s gonna be bathrooms? Better add on another $500+ per month cleaning service, plus bathroom supplies. Plus plumber visits for clogged toilets.

What? $500/month? I pay the cleaning lady who comes to my house 2 x month for 4 hours more than that in labor alone.
I’ve opened restaurants and by far the most expensive square footage is woman’s bathrooms.
I’m thinking small town, weekly visit from 1 cleaner for 1 hour to clean a single bathroom and vacuum the gym floor. @$125/hrish
How much is the monthly cost for a portapotty w/service? It’s gotta be less than $500.
