yea i’m super confident about the arcade concept, and I’ll end up doing it somewhere. The issue at hand is basically, do I buy this place and figure out a use for the extra space, or just keep looking and hope to find a better location that makes more sense for what I want to do. Leaning towards the latter, but I’m giving it as much thought as I can before abandoning this spot. It’s just so damn inexpensive for what it is, I hate to just say ‘fuck it, I don’t know how to use all this space, guess I’d be better off with a shitty tiny space somewhere else’.

hostels above bars are always super busy. Can be a bit gross though

You could use it for group functions until you figure out what you want to really do with it.

could you buy it, split the property into two and then sell the upstairs?

primarily because of location, that wouldn’t work. anybody going to galveston on vacation would not want to be there. It’s not near the water, or really anything nice. It’s sort of an up and coming area. So a lot of abandoned buildings surrounding it. Apartments can work though, as there are a few others on the street. And it’s big enough for 2 1000+ square foot loft style apartments with a huge patio for each. I actually REALLY like that idea, but it’s a ton of cash up front to get it going. A full remodel.

Can’t really do that, but I could lease out the upstairs as-is, rather than converting to apartments or something, if I wanted to.

apartments in up-and-coming areas are handy things to own. As the area improves you charge more and more.

That’s possible. it’d be a good space for that. It’s nice and open. The upstairs area is huge, 1100 square feet for the patio and over 2000 indoors, with the bar already built in.

If it’s anything like where I am, people love coffee bar by day and bar by night.

I’ll hopefully be able to do something very similar in the next 2-3 years with my company.

The vintage games and bar thing works great here. Cheap bottled beer and games, with decent bar food; It’s like a fucking gold mine. If it were me, I’d live in one of the upstairs spots and AirBnB the other one. If it’s a popular tourist area you could make pretty good money on nightly stays vs. a monthly lease.

Second floor cigar bar and high end bourbon tasting - just a thought.

Plan on investing in a good POS and cameras. My brother finally had to repo a bar from the renter, was losing about a grand a month and put in the POS and cameras, caught three bartenders stealing the first week, even though he told them what the deal was, and he’s netting about $6K a month now, in addition to the rent he charges (separate entity).

Watch a lot of Bar Rescue on Spike, lol.

hahahha bar rescue is awesome. ive been watching it a lot recently.

so the original concept we had in mind before the arcade bar idea was essentially a high-ish end speakeasy cocktail kinda bar. I feel like maybe we should revisit that idea.

and by this I mean KY Twister League!!!

Because the older we get the easier we need our video games to be hahaha and they are awesome.

Upstairs restaurant. It will cut the insurance rate significantly. Even if it’s just hot wings and shit.

Or bettet yet… Sushi bar…oh wait, scratch that, you would eat the profit :smirk:
