Interest rates make investment at this time less attractive, I agree. Hopefully they begin to come down, but I am only in the brainstorming stage anyway.
I agree. This is my hope, but the ultimate cost of a membership would depend on the size of my loan repayment and operational costs. All that would have to be determined later as I continue to nail down what my costs should be. But if I can’t sell the membership for much less than $50, I might as well just join the gym in my area.

No offense intended, but you really need to take a business class and/or learn how to write a business plan and understand costs associated. You’re expectations of wanting to be risk averse, but taking a loan out for six figures, and pricing memberships lower than competitors, while also expecting this to be a side gig with minimal responsibility/time commitment is mindblowingly naive. The folks who make a “private barbell/strongman club” work, are the guys who already have a network of folks they train/compete with ready to sign up, and they are just hoping to offset some of their current training costs (which are usually hundreds of dollars). It’s a way to subsidize their training toys and more a co-op than business.
My $0.02 would be to establish your career and life so you have a nestegg and geographic/social stability first… And then look into this idea. If you want to start a business now, that’s awesome… But start one that you will put 100% effort into building… Not a timesuck sidegig that drains your bank account.
Hook up with the Silver Sneakers program. It’s for senior citizens. They join your gym and then you bill their government sponsored insurance. They never show up, never complain and you don’t heed to chase them around to get paid. They don’t personally bear the expense of the member ship so they never cancel.
That is great for a home gym but, I am not paying $25 a month to use that as a chest supported row. Are you going to work in with someone squatting or just take up the whole rack?
Planet fitness has multiple chest-supported rowing machines for $10 a month.
I study business. I am brainstorming and performing market research right now. My question is what machines people think are non-negotiable for a gym. If it were up to me, there would just be a power rack, benches, dumbbells, and a hack squat machine, but I know other people have different demands. This is why I am asking around. I am not at the stage of determining costs.
The attachment fits on the back of the rack at my gym well out of the way of anyone squatting. No different to just working in with someone, which is still a thing in good gyms. This attachment can be set at any height and has multiple positions so can be used for a few different exercises. This won’t replace a good supported row machine but it will get the job done. My gym actually has about 4 different supported row machines but the OP was talking about setting up a small gym were space and budget may be an issue. And if you are buying sorinex equipment for your home gym then you must have more money than me, way too expensive for a home gym.
