99% of the country is dead in the water at the “buy real estate with cash” part. You used to be able to build for retirement with getting a loan for an investment property, plan accordingly with a renter, rinse and repeat for riches.

I’m still seeing people get homes with the government 0%/3%/5% down programs. You can house hack a duplex->four plex and still use all those first time homebuyer programs while renting out the other units.

Or you could live in a SFH as your primary residence for the mandatory 2 years (government loans) and then rent it out.

If you can’t save 20% of the value of the asset you’re investing in you need to work on earning and saving so you can invest.

It’s all in how bad you want it. I want it real bad, just have to heal off all the damage from the failed business.

Which is cool, but the interest rates on those loans are such that you’re not able to dodge a massive amount of total expense. You’re just shifting it from Uncle Sam to your mortgage holder that was just done being bailed out by your very tax money.

But you don’t need 20% to make investment properties profitable after the tax change. In most places, you need 100%. The exceptions would be areas on the far left side of the bell curve in real estate costs

For example, unless you can buy a property with cash, investment properties in California and Florida are nearly extinct in Q1FY2018. The same is not true of Montana and Michigan, that have SIGNIFICANTLY lower absolute values necessary to play the game.

Which means if you are ~70% of the country, you’re already living in an area that you’re dead in the water with non cash investment props just based on where you live. Then within that 30%, you still need to be relatively rich already to play the game.
