USMC: have you spoken with a broker, or just directly with banks? I’ve used a broker buddy of mine (from college) for two purchases and a few refinances. He often had loan products banks didn’t, but with very competitive rates. I don’t know anything about new construction loans, let alone multi-unit ones, but you might look around a bit for a well-reviewed broker and see if they have something that is a bit more palatable.
