Building House, Program Wanted

As a Project Manager, sometimes we will do some schematic design work with the end-users before turning the drawing over to an architect. This gives the architect an idea of what we are looking for without spending $150 an hour for having him sit though our brainstorming meetings.

This process works so long as the end-users know that the design will probably change substantially. [/quote]

Do you work for GC?

I personally, have only seen this work - welll - on small renovations and basic new buildings, ie. 4 walls and maybe an office in a warehouse. If it becomes more complex, with many considerations, I think the architect just spends too much time backtracking. This is my personal experience though.

As a side note, It can be asinine how much design professionals bill /hr. Where I’m at, for the scale of work I do, 100-150 seems to be the norm, although, I had an MEP Engineering firm try and charge 250-325/hr for a very simple building.

Try Frank Betz and Dream Home Source. You don’t have to reinvent the wheel. Also, a GC will build a house off an established builder’s plans a lot cheaper than he will off of an A-Stamped one-off custom design.
